Product Review: CMBS.com

One website we recently stumbled upon is CMBS.com. This website is an invaluable resource for CRE sales and mortgage brokers, as well as pure principal investors. Their CMBS Leads product allows users to search for securitized loans which are maturing, watch listed, specially serviced, in foreclosure or REO.

If you are a loyal reader of our REO Monitor posts, you’ll love CMBS.com. A query on this site will most likely produce property leads which aren’t available anywhere in the public domain – this gives you time to call on the distressed property owner or special servicer before the property even hits the market.

In addition to the securization details, this information rich system provides individual loan-level data such as the original loan amount, current loan amount, remaining loan term and maturity date, interest rate and type, loan status and even the names of the Master Servicer and Special Servicer.

Some property records even have the top tenant names, a rent roll summary, operating statement detail and the percentage of leases expiring in the next 0-12, 13-24, 25-36, 37-48 and 40+ months!

This system even has a simple CRM tool which allows users to create lead lists and track your communication with prospects and deal progress.

One thing to note, the system only tracks securitized collateral and not whole loans held by banks or life companies. If you are looking for leads related to these types of loans, First American’s Corelogic Commercial Mortgage Data service maybe a good alternative, but it is certainly more expensive.

While it appears CMBS.com’s expertise leans heavily towards the securitization side of the business (check out BackShop.com), rather than bricks and mortar, their business model is strikingly similar to CRE Console’s:

Leverage the latest technology to maximize transparency, accuracy and efficiency for all users and CRE industry participants.

After reading Jim Flaherty’s CMBS 2.0 Blog, it appears he is just as committed to this mission as we are. If you have the chance, be sure to read The History of Backshop and CMBS.com; the company’s history is almost as incredible as the tool itself.
